NexPoint Launches Marina II DST Offering Backed by Two Full-Service Marina Properties

NexPoint, a multibillion-dollar alternative investment firm, announced the launch of NexPoint Marina II DST (the “Offering”), a Delaware statutory trust (“DST”) offering. The offering is backed by two established, full-service marina properties: Stardust Marina on Norris Lake, in Andersonville, Tennesee and Kuttawa Harbor Marina on Lake Barkley, in Kuttawa, Kentucky.

With a total acquisition cost of approximately $44.0 million and a total capitalization of $49.0 million, NexPoint Marina II DST provides investors access to two established marina assets operating in highly trafficked recreational boating markets characterized by strong demand, high occupancy and limited competitive marina supply.

Stardust Marina is a full-service marina encompassing approximately 55 acres and features 598 slips across five floating dock structures. Located within convenient driving distance of Knoxville and Nashville, Stardust Marina has historically operated at or near full occupancy, reflecting strong regional boating demand. Stardust Marina also benefits from a diverse revenue profile that includes fuel sales, food and beverage operations, retail offerings, lodging accommodations, RV spaces and boat rentals. Recent expansions completed in June of 2026 added approximately 62 wet slips, creating an opportunity to capture unmet demand and drive future growth.

Kuttawa Harbor Marina is situated on Lake Barkley, part of one of the largest interconnected recreational boating systems in the central United States. The approximately 25-acre property features 409 slips and serves as a destination marina for both regional and visiting boaters. Kuttawa Harbor Marina benefits from strong occupancy, active waitlists and a long operating history within the Lake Barkley boating corridor. In addition to slip rentals, the Kuttawa Harbor Marina generates revenue through fuel services, food and beverage operations, retail offerings and boat and lodging rentals. Recent dock expansions are expected to increase capacity and further support long-term revenue growth.

The properties will be managed by New Haven Property Management, an experienced marina operator specializing in waterfront asset management, guest services, fuel operations, dock services and ancillary revenue optimization.
